How to Pay Stamp Duty

Stamp duty is paid via the HMRC online portal when filing your SDLT return. Your solicitor handles this automatically, deducting the tax from your funds and filing the return within 14 days of completion. You receive an SDLT5 certificate as proof of payment.

Solicitor payment (most common)

In 98% of cases, your solicitor pays stamp duty on your behalf. They:

  1. Calculate the SDLT due based on purchase price and buyer type
  2. File the SDLT1 return online via HMRC's portal
  3. Pay the tax electronically from your deposit or mortgage advance
  4. Send you the SDLT5 certificate (usually within 15 working days)

Self-filing

You can file your own SDLT return if not using a solicitor. File online at HMRC SDLT portal. Payment via bank transfer or card.

What is the SDLT5 certificate?

The SDLT5 is your proof of stamp duty payment. The Land Registry requires it before registering your ownership. Keep it safe with your property deeds.
